Our objective is to effectively manage, administer, monitor and coordinate the efforts of all required and appointed consultants, contractors and colleagues involved from inception to close-out. We complete every project on time and within budget without compromising standards. We anticipate and raise potential problems in advance so that they can be resolved in a considered manner instead of trying to make the wrong things work.

Quantity Surveying
As cost consultants, we provide value-driven advice on all development and construction costs. We proactively manage our client’s financial risk by implementing rigorous procurement procedures and cost control systems at every stage of the development lifecycle. We work with one goal in mind – to ensure that value for money is achieved.
Feasibilities
We prepare feasibility studies, analyse the outcome, and provide advice on how to secure real return on investment.
Reduce construction cost
Value engineer and identify high-cost items, make suggestions on alternative construction methods, materials, building shape, height, façade, reduce wasted space, etc.
Increase income and reduce operational cost
Where relevant, we recommend alternative options to increase income. For example: additional solar panels, parking, different tenant mixes, creating storage in wasted spaces, increasing the efficiency of the Gross Lettable Area (GLA) to construction area, etc.
Green building
Significant financial, operational and sustainability benefits can be achieved by using a whole-life approach to facility design.

Turnkey Projects
We also provide a one-stop shop service whereby a professional team and contractors are appointed under Kunigi (Pty) Ltd. This means that we are the client’s single point of contact with the project for all communication, appointments and invoicing. Kunigi also takes full responsibility for the project and its day-to-day activities, thereby reducing client risk and freeing them to focus on their core business.

Cost Control
Tender
We prepare bills of quantities to create a level playing field for contractors to tender on. By standardising items, quantities, programme, contract, terms and more, it results in an extremely competitive environment in which apples can be clearly compared with apples.
Cost Report
We pro-actively use this tool to keep the total project cost updated. All variation orders, client changes and tender savings/extras are incorporated each month. This provides full transparency and engenders stakeholder confidence that the project is within budget. By having all expenses visible and up to date, client’s are empowered to make informed decisions regarding any changes during construction.
Valuations
Kunigi handles the preparation of monthly valuation certificates and ensures that contractors are paid for actual work done to date (no estimations, deposits or over-payment). This protects the client’s interest and fast-tracks the process of receiving draws from the bank, as the valuation certificate is a trusted document.
Final account settlement
We settle and sign final accounts with all contractors.

Program Management
Our expertise enables us to manage a group of related projects in a coordinated and controlled manner to meet the project’s requirements.
We provide the means to organise delivery, set a baseline, inform decisions and engage the various independent role players.
We also provide the tools and systems to provide a ‘snapshot’ of where individual projects are at – or the program as a whole – at any time. Having robust controls and a “single source of truth” reduces risk and increases stakeholder confidence as they can set direction with confidence and regularly monitor the benefits. The impact of decisions on capital reductions or delays in capital approvals become more apparent and hence can be better managed.

Construction Management
We manage and administer the construction contractors and processes, including the preparation and co-ordination of all the necessary documentation to facilitate effective execution of the necessary documentation, certificates, operating manuals, warrantees, guarantees, final accounts and the project close-out reports to facilitate effective completion, handover and operation.

Tenant Installation & Coordination
We manage, coordinate and supervise the processes related to tenants during the design and fit-out phase of their leased space. We drive the information flow, as and when required during the entire process, between the landlord, agent, tenants and contractors to make sure that the rented space is ready for trading or operations on the agreed commencement date.
